Property Buying and Reserving Process
1. Choose the property from our listings. If you are happy with the price go to step 2. If you feel you can get it cheaper, make us an offer. We'll pass it onto a seller and will let you know if it's accepted.
2.To take the property off sale for 24 hrs, please pay 100 GBP via this site by PayPal or by credit/debit card. To reserve the property for further 30 days, please pay £900 to our UK bank account (to do this, please contact us and we'll send you an invoice with our bank details).
These deposits are refundable only if you find the property not as described in our listing. If you wish to have more information, please contact us and we'll send you more photos, plans etc. Upon receiving the deposit, we will put you in touch with our dedicated English-speaking sales manager, who will help you organise your trip to Italy or remote purchase if you are buying re-sale lease.
3.a. If you are buying a new lease, some freeholders require you come to Italy and sign the lease in person after paying the balance (cash, card - if seller accepts card payments, or bank transfer). If remote signing is not available with your freeholder, we'll organise your visit to get the lease signed at our offices with the witnessing of a Lawyer (we provide English interpreter and independent Lawyer). Lease will be translated to your language and read to you during signing. You are obviously welcome to visit the property before paying or signing. If your freeholder can do remote signing, then the process is similar to paragraph 3.b.
3.b. If you are buying a re-sale lease, after you agree to the price and pay in full with the invoice provided, we'll email you original lease for study and 'taking over lease agreement' which you will need to sign in front of local Lawyer (usually cost around USD10 in USA and GBP5-15 in UK) and email it back to us. Upon receiving, we'll send you the original leaseholder's 'forfeiting lease agreement' and our confirmation of your purchase / leasehold ownership along with your freeholder's details for future direct contact. Upon this, the purchase is completed. We'll notify the freeholder about leaseholder change.
