Who can buy property in Italy? I'm British (French, Polish, American, Russian etc.), can I buy?

Yes, anyone with money can buy property in Italy


Does property ownership in Italy automatically make me Italian Citizen or gives me legal right to entry to Italy or live there full time?

No, being resident in country and owning property are two separate matters. However, as far as we know, owning property in Italy are grounds for 180/360 tourists visa, if you need one.


What is leasehold?

Leasehold is form of property ownership for fixed period of time. In Italy longest residential lease possible is 30 years.


Can I extend lease for longer? How much it will cost?

Yes, you can extend closer to the end of current term for another 30 years and it usually cost about 50% of the price you pay for the 1st lease.


What is buying process?

1. you pay £100 to reserve property for 24 hrs. and additional £900 deposit to take it off market for 30 days. Our sales manager will contact you to help you organise your trip to Italy for completion.

2. you come to Italy, we show you the city and go check your apartment with you. If it's not as described you get 100% of your deposit back.

3. If all is OK, you pay balance, sign lease in front of the Lawyer and interpreter and get keys.

4. You celebrate the purchase of your new apartment with us get in local restaurant! Drinks are on us!  


Can I make offer?

Yes, you can make an offer for property you like. We'll pass it onto a seller and will let you know if it is accepted within 2-12 hours.


Can I pay balance with credit or debit card?

Yes, you can balance with card (in your name, surcharge applies: 3.5% for personal and 4.5 for business card holders.), UK or international bank transfer (fee free), or cash.


I cannot come for completion within 30 days of paying deposit, can I come later?

Yes, you can, but you will need to let us know. If you don't get in touch and simply don't come for completion, you'll loose deposit paid.

Alternatively, you can pay whole balance and 1st year charges by bank transfer within 30 days of booking a property and then come to Italy whenever you can.  


I'm thinking to make offer and, if it's accepted, to pay deposit. Can I get it back if I change my mind later or just don't like the property when I'll come to Italy?

If you don't like booked apartment, you can use this deposit to buy another property we have on offer within 1 month of making an offer. If you don't  complete on any of the properties, you'll loose deposit.  


Can I come and see all apartments before making offer?

Yes, you can, but we cannot guarantee availability of the apartment you like as someone can book it  while you are on your way.


Can I live in the apartment or rent it out?

Yes, you can live there yourself, your relatives, or rent it out to holidaymakers. It's 100% yours apartment and you can do anything with it except removing walls without permisson of freeholder


Can I buy it in two or more names? Can I buy it in the name of Ltd company?

Yes, you can


What payments I have to pay when I bought apartment?

You have to pay service charge and bills


Do I need to find a Lawyer to buy a leasehold apartment in Italy?

No, we supply Italian Lawyer who acts for both, seller and buyer and translation of Lease to English. If you want you can bring your Lawyer or your interpreter with you at your own costs.


Do I need to come to Italy to buy the apartment for completion?

Eventually you need to come to Italy and sign the lease. But you can pay all balance and start ownership whenever you want.


Can you send me copy of lease for study before I'm coming?

No, due to strict privacy laws in Italy, we cannot send you lease in advance. But you can study it before purchase in our offices in Scalea (Italian lease with interpreter).


Is Lease complicated?

No, it is simple lease. You'll have full permission to live in the apartment, rent it out to holidaymakers, decorate it except removing walls.  


What other costs are involved in buying?

No other costs. We charge flat fee 1,000 Euro for Lawyer and our services. On completion you must pay: price of property (minus deposit paid), our fee and 1st year services charge. That's it. Also, on many properties our fees are included in price.


I don't speak Italian, can you help me to buy furniture, pay bills etc?

Yes, we have permanent office in Scalea (Italy), since 1974 with English-speaking staff. We can help you with furniture, decoration, bills etc. We also have representatives with UK phone number who are always on the call or email.
